The question is posed by Audrey Choi (HBS MBA 2004), Chief Marketing Officer, Chief Sustainability Officer, and CEO of the Morgan Stanley Institution for Sustainable Development. Since joining the firm in 2007, Choi worked with senior management and key individuals in each of the firm's business segments to transition sustainability from being a niche initiative to being part of the broad firm-wide strategy, embedded across Morgan Stanley's core businesses. This book treats the notion of morphisms in spatial analysis, paralleling these concepts in spatial statistics (Part I) and spatial econometrics (Part II). The principal concept is morphism (e.g., isomorphisms, homomorphisms, and allomorphisms), which is defined as a structure preserving the functional linkage between mathematical properties or operations in spatial statistics and spatial econometrics, among other disciplines. The purpose of this book is to present selected conceptions in both domains that are structurally the same, even though their labelling and the notation for their elements may differ. As the approaches presented here are applied to empirical materials in geography and economics, the book will also be of interest to scholars of regional science, quantitative geography and the geospatial sciences. It is a follow-up to the book “Non-standard Spatial Statistics and Spatial Econometrics” by the same authors, which was published by Springer in 2011.

Mortgage Backed Securities and the Covid-19 Pandemic

In April 2020, global financial markets were still reeling as the Covid-19 pandemic spread rapidly across the world. Global equity markets had initially fallen by 30% in response to the pandemic, and high-yield credit markets had dropped by nearly 20%. In contrast, U.S. Treasury markets were up 20% year-to-date (YTD). Interestingly, the U.S. Mortgage Backed Security (MBS) market had been much less responsive to the health crisis, exhibiting very low volatility throughout this period and returning about 2% YTD. Maya Russell, head of asset allocation research at a large global institutional investor, must make a recommendation on whether her fund's board should invest in MBS, and if so, whether this is a good time for the fund to implement the allocation and whether it should do so pursuing an active or a passive investment approach. This case covers a wide range of topics in fixed-income investing, including duration and interest rate risk, prepayment risk, mortgage securitization, and the design of mortgage-backed securities. These concepts are analyzed from the perspectives of both individual and professional investors in fixed-income and mortgage markets.

Ticonderoga is a small hedge fund that trades in mortgage-backed securities--securities created from pooled mortgage loans. They often appear as straightforward so-called "pass-throughs," but can also be pooled again to create collateral for a mortgage security known as a collateralized mortgage obligation (CMO). CMOs allow cash flows from the underlying pass-throughs to be directed, allowing the creation of different classes of securities--tranches--with different maturities, coupons, and risk profiles.
